This research explores the effect of uncertainties in the delivery, scope and timing of major transport infrastructure on land development.

This can cause ‘friction’ within the land development market, especially if property and land developments involving transport infrastructure do not happen in the way that they were planned.

It consists of 3 parts: 

  • a literature review of land market frictions
  • a case study Barking riverside and land friction
  • understanding land market friction

This research was conducted by CEPA economics and Professor Alexander Lord on behalf of the Department for Transport.
